Do I need my landlord’s permission to sublet or assign?
Yes. It is best to ask and have your landlord’s consent in writing. Keep a copy of your request and your landlord’s replies. Make sure to write the date on your request and also note the date your landlord receives it.

If you do not have permission from your landlord, your landlord can apply to the LTB to evict you and “unauthorized occupants”, meaning the people who moved in. And you may also have to pay any rent owed and damages.
